Please note that fees noted below are the minimum fees for each assignment/report type.  Individual fees will be quoted based upon the scope and complexity of the appraisal assignment, including the type of report, property and site characteristics, physical distance to the property and comparables, and market activity for the property type.  Property values and types vary widely in this market, and fee estimates are based upon the scope of work determined for each property and not on the estimated market value of the property.  Fees may be adjusted after the inspection depending upon the accuracy of the information provided when the fee and time estimate were quoted.

Idaho is a non-disclosure state and an estimated 60-70% of the sales are not reported in the Multiple Listing Service.  This necessitates spending significant additional time researching sales prices in order to provide accurate and reliable valuations.
